Formerly known as the In-Unit Work Authorization, this program has been rebranded as the White Glove Maintenance & Repair Authorization to better reflect its enhanced services and premium approach. Designed primarily for owner-occupied units in select associations, this program ensures streamlined, high-quality maintenance services while allocating resources effectively across the community.
This updated program includes all terms outlined in the White Glove Maintenance & Repair Authorization document, including detailed fee structures, eligibility requirements, and service policies.
Who Is Eligible?
This service is available exclusively to owner-occupied units in good standing and units managed directly by Skyline Realty. Units managed by outside agents or rented units not under Skyline Realty’s management are limited to essential requests, such as:
- Urgent repairs affecting multiple units.
- Repairs related to common areas.
- Emergencies involving building-wide systems, as outlined in the condominium bylaws.
Key Features of the White Glove Maintenance & Repair Authorization:
Transparent Costs and Expanded Options:
- A detailed fee structure now covers diagnostics, in-unit services, and project management for larger jobs.
- Diagnostic fees ($250) may be credited back if repairs proceed and are performed during the first visit.
- Service rates are adjusted to reflect the unit’s occupancy status, ensuring fair and competitive pricing.
Automatic Authorization for Critical Repairs:
For safety and compliance, repairs under $500 or required for safety/code adherence will be completed automatically without prior owner approval.
Speedy Architectural Review Process and Design Fees:
Skyline Realty now offers expedited architectural review services for owner-led projects, supported by professional design consultation at reasonable rates. This ensures your renovations align with association guidelines while maintaining efficiency.
Permitting Assistance and Construction Supervision:
For larger projects, we provide permitting assistance and supervision services to ensure compliance and timely completion. These services are available on request and are charged at competitive hourly rates.
Reasonable Concierge and Management Hourly Fees:
The program includes options for concierge and management support, charged at competitive hourly rates for owners who require additional assistance with in-unit projects.
Access and Coordination Requirements:
Owners must arrange access for diagnostics and repairs. While being present is encouraged, it is not required. A designated representative may be present instead.
Convenient Payment Options:
Electronic payment options via Square are now available for owners in good standing (no delinquent balances).
