Complete demolition of an existing structure followed by ground-up construction of a three-unit condominium building with a fully finished lower level. Skyline Realty coordinated all phases of construction including permitting, excavation, structural work, MEP systems, inspections, and final project closeout.

The project required Green Factor compliance, flood resilience coordination, stormwater management approvals, and extensive scheduling across more than 30 trades and subcontractors. Systems included Mitsubishi heat pumps, ERV ventilation, fire suppression, spray foam insulation, Hardie siding, EPDM roofing, Pella windows, and custom interior finishes throughout.

Historic Brownstone — Rooftop Deck & Full Roof Restoration

Skyline Realty managed a full rooftop capital restoration for a historic South End condominium association including complete roof membrane replacement, structural rooftop deck reconstruction, and penthouse interior remediation. The project required strict Historic Commission compliance and precise multi-vendor sequencing to maintain building envelope integrity throughout construction.

Scope included EPDM roofing systems, structural deck framing integrated directly to roof joists, custom counter-flashing, composite decking, scaffolding logistics, and long-term warranty coordination: 20 years on roofing, 10 years on general contracting, and 25 years on decking materials.

Conversion of unfinished basement space within an active South End condominium into a fully permitted, code-compliant residential unit. The scope included structural masonry remediation of load-bearing foundation walls, concrete slab reconstruction, drainage coordination, full utility installation, and premium architectural finishes throughout.

Skyline engaged and coordinated the architect of record for all permit documentation and construction phase oversight. The project included full plumbing, electrical, HVAC integration, custom cabinetry, stone countertops, lighting design, all required inspections, and final certificate of occupancy closeout.

A complete asset repositioning of a Victorian three-family property involving a full gut renovation, legal condominium conversion, and structured unit divestment strategy. The project was designed to maximize long-term value while allowing ownership retention of one renovated residence.

The four-level building was redesigned with precise GSF measurements for the master deed across three independent residential units — 1,270 GSF, 1,303 GSF with private deck, and 1,138 GSF with open plan. Skyline coordinated the architect of record on all floor plan documentation, unit boundary definitions, and Registry of Deeds filing.

Complete restoration and modernization of an 1852 three-unit brownstone requiring extensive structural rehabilitation, historic preservation coordination, and full building system replacement while preserving the original architectural character throughout the property.

The project included complete brownstone facade repointing, period-accurate staircase and handrail restoration, repair and relining of all fireplaces to functional code-compliant condition, original wood window rehabilitation, full MEP modernization, custom interior finishes, and complete code compliance upgrades across all three residential units.

16-Unit Condominium Association — Master Building Condition Report & Capital Remediation

Medford, Massachusetts

Skyline Realty was engaged by a 16-unit condominium association to produce a comprehensive Master Building Condition Report and manage a multi-phase capital remediation program. The assignment covered water management infrastructure, structural and mechanical systems, fire suppression compliance, and deferred exterior maintenance — all prioritized by urgency and coordinated through board approval at each phase.

Completed work included a three-pump sump system upgrade, elevator pit waterproofing via injection grouting, hydraulic elevator piston repair, electrical infrastructure rewiring to support upgraded pump capacity, and targeted EPDM roof membrane repairs. Sprinkler system deficiencies were remediated to bring the building into full compliance with Massachusetts fire code. Basement and gym restoration scopes were developed and competitively bid. A roof condition assessment identified concealed deficiencies beneath the building’s solar panel array requiring further investigation. All vendor selections involved competitive bidding with documented savings — including an elevator repair that avoided a full hydraulic jack replacement at a fraction of the original proposal.
