Skyline Realty coordinated all phases of construction including permitting, excavation, structural work, MEP systems, inspections, and final project closeout.
The project required Green Factor compliance, flood resilience coordination, stormwater management approvals, and extensive scheduling across more than 30 trades and subcontractors. 16-Unit Condominium Association — Master Building Condition Report & Capital Remediation

Skyline Realty was engaged by a 16-unit condominium association to produce a comprehensive Master Building Condition Report and manage a multi-phase capital remediation program. The assignment covered water management infrastructure, structural and mechanical systems, fire suppression compliance, and deferred exterior maintenance — all prioritized by urgency and coordinated through board approval at each phase.
Completed work included a three-pump sump system upgrade, elevator pit waterproofing via injection grouting, hydraulic elevator piston repair, electrical infrastructure rewiring to support upgraded pump capacity, and targeted EPDM roof membrane repairs. Sprinkler system deficiencies were remediated to bring the building into full compliance with Massachusetts fire code. Basement and gym restoration scopes were developed and competitively bid. A roof condition assessment identified concealed deficiencies beneath the building’s solar panel array requiring further investigation. All vendor selections involved competitive bidding with documented savings — including an elevator repair that avoided a full hydraulic jack replacement at a fraction of the original proposal.
